Understanding IMU in Italy
What is IMU?
IMU (Imposta Municipale Unica) is Italy's primary annual property tax. It applies to second homes, luxury properties, and non-residential real estate. Unlike some countries, you won't receive a bill — you must calculate and pay proactively.
Who Must Pay?
All owners of second homes in Italy, including foreign nationals. Primary residences are exempt unless classified as luxury (A/1, A/8, A/9). Non-resident owners are automatically considered “seconda casa” owners.
Payment Deadlines
IMU is paid in two installments via F24 form: June 16 (first half) and December 16 (second half/balance). Late payments incur penalties through “ravvedimento operoso” — always pay on time!
Finding Your Rate
Municipal rates vary from 0.46% to 1.14%. Most apply around 1.06% for second homes. Check the “Delibera Comunale” on your municipality's website for exact rates, which may change annually.
