1. Purpose of This Document
This Services Scope & Legal Disclaimer (“Disclaimer”) defines the nature, scope and limitations of the services provided by Offers Italy (“we”, “us”, “our”).
This document is intended to ensure transparency for clients and to clearly distinguish our services from regulated professional activities.

2. Our Role
Offers Italy operates as a property support, coordination and consultancy service for international clients interested in purchasing, managing or renting real estate in Italy.
We act as:
- A facilitator
- A coordinator
- A client support and advisory service
Unless expressly agreed in writing, we do not act as a legally authorised representative of the client.
3. What We Do
3.1 Property Search & Purchase Support
We provide practical assistance throughout the buying process, including:
- Reviewing property listings with clients
- Highlighting potential advantages, risks and observations
- Arranging and accompanying property viewings
- Supporting price negotiations
- Coordinating communication between buyers, sellers, agents and professionals
All final purchasing decisions remain the sole responsibility of the client.
3.2 Property Legal Verification (Non-Legal Service)
We offer a property legal verification support service designed to help clients identify potential issues before purchase.
This includes reviewing and coordinating checks of publicly available documents, such as:
- Ownership certificates (Visura Catastale)
- Floor plans (Planimetria)
- Certificate of Habitability (Certificato di Agibilità)
- Energy Performance Certificate (APE)
- Zoning and planning compliance with the local municipality (Comune)
- Public land registry records (Conservatoria dei Registri Immobiliari)
Important:
- These checks are informational and preventive in nature
- They are not equivalent to legal representation
- They do not replace independent legal advice
4. What We Do NOT Do
Unless explicitly stated otherwise in a written agreement, Offers Italy:
- Is not a law firm
- Is not a notary
- Is not a tax or financial adviser
- Is not a surveyor or valuer
- Is not a construction or renovation contractor
- Does not provide legally binding opinions
Clients are strongly advised to seek independent legal, tax and technical advice before entering into any binding transaction.
5. Notary Support & Translation
We may assist clients by:
- Helping select a notary
- Coordinating signing appointments
- Providing sworn translation support during notarial acts
Translation services are provided for clarity and communication only and do not constitute legal advice or legal interpretation.
6. Administrative & Relocation Assistance
We assist clients with administrative and practical matters, including:
- Obtaining a Codice Fiscale
- Guidance on documents required for property purchase
- Consultations related to living in Italy
Such assistance does not constitute legal or immigration advice.
7. Rental Management & Property Services
We may provide or coordinate:
- Short-term rental management support
- Liaison with third-party property managers
- Coordination of renovation and maintenance services
All renovation, maintenance and rental services are performed by independent third parties unless expressly agreed otherwise.
8. Third-Party Professionals & Contractors
Where we introduce or coordinate third parties (e.g. lawyers, notaries, contractors, property managers):
- We act as an intermediary only
- We do not control their work
- We do not guarantee outcomes
- We are not a party to contracts between the client and third parties
Clients contract directly with such third parties at their own discretion and risk.
9. No Guarantee of Outcome
While we exercise reasonable care and professional diligence:
- We do not guarantee the success of negotiations
- We do not guarantee property availability or pricing
- We do not guarantee the absence of legal, technical or regulatory issues
Property transactions are subject to third-party actions, regulatory approvals and market conditions.
10. Limitation of Liability
To the maximum extent permitted by law:
- We exclude liability for indirect or consequential losses
- We are not liable for decisions made by clients based on our support
- We are not liable for actions or omissions of third parties
Nothing in this Disclaimer limits liability where such limitation is prohibited by law.
11. Governing Law
This Disclaimer is governed by and construed in accordance with the laws of Italy.
