Building plot in Campagnatico – Tuscany

As can be seen, the plot currently includes a ruin (rudere) from which it is possible to recover a building volume corresponding to approximately 60 m² of usable floor area with a height of 2.70 m, as well as an agricultural outbuilding (annesso agricolo) of about 20 m².

By applying the relevant regulations, the buildable potential can be significantly increased. In particular, thanks to:
• a 20% increase in residential floor area under the Piano Casa regulations, and
• an additional 10% increase in the volume of the existing ruin,

it is possible to obtain a total of approximately 100 m² of habitable residential space, plus an additional 10 m² allocated for a technical room.

Regarding the semi-basement level, municipal regulations require that it:
• be underground on three sides,
• include a scannafosso, i.e. a ventilated and drained perimeter space, and
• have one side above ground.

In the proposed designs, the above-ground side was planned on the southern elevation, ensuring good natural light and proper sun exposure.

Overall, the achievable surfaces are:
• 100 m² of habitable residential space (abitabile),
• plus 100 m² of semi-basement space, suitable for use as a cellar and/or garage.

Depending on the location of the technical room (approx. 10 m²), two options are possible:
• if the technical room is located on the ground floor, the total ground-floor area would amount to 110 m², while the semi-basement level would also measure 110 m² for cellar/garage use;
• if the technical room is located within the semi-basement, it does not increase the overall surface, but is instead included within the 100 m² allocated to the cellar/garage.

This configuration offers considerable design flexibility and allows for the creation of a functional, well-lit home with generous service and storage area.
